Notice to Potential Property Buyers

Before You Buy - Here are some rules, restrictions and conditions you should be aware of.
If you are considering purchasing a property in South Rim Ranch, you should:

Review the CC&Rs, Bylaws, any Amendments and Welcome Letter to ensure you fully understand how the property may be used, our restrictions and some of Coconino County’s requirements.

Our CC&Rs prohibit using your RV or Travel Trailer as a permanent residence. As our CC&Rs are more restrictive, they override any County issued permits (See the CC&Rs).

South Rim Ranch is a rural Residential development – No businesses other than Home Offices are permitted. No commercial campgrounds, glamping or short-term rentals are permitted (See the CC&Rs).

Our roads are some of the best in the area, they are privately maintained and consist of dirt and cinders. Excess speed, heavy equipment, rain or snow can and will damage the roads. Snow removal from the main roads only occurs if we get six inches (6”) or more accumulation. Our speed limit is 25-mph; and an All Wheel or 4 Wheel Drive vehicle that is higher clearance is recommended, especially during the monsoon and winter seasons. Our road contractor does not work solely for South Rim Ranch; therefore, repairs are done on a prioritized basis and as weather conditions allow.
